Price Brothers announced their reinvestment in the 83,605-square-foot office building located at 801 W 47th Street, known as Park Plaza, a longtime architectural fixture at the gateway to the Country Club Plaza. Situated adjacent to Cancer Survivors Park, the building is undergoing a comprehensive modernization effort aimed at enhancing the tenant’s experience and repositioning the property for long-term success.

Originally developed in 1983 by the J.C. Nichols Company, Park Plaza was widely regarded as one of Kansas City’s premier Class A office properties through the early 2000s. While the building has maintained strong fundamentals over time, much of its interior and amenity package had remained unchanged. The current reinvestment reflects renewed confidence in the Plaza as ownership across the district works to restore its signature hospitality, retail, and office presence. Leasing momentum at Park Plaza has accelerated significantly. Within the past few months, five new tenants have signed leases at or moved into the building, headlined by Rouse Frets Goss White, which will occupy the entire top floor beginning this year. Additional tenants include:
- Kuhlman Law Firm
- Francis Family Foundation
- Michael Sales Insurance
- Dr. Rodriguez, DDS
The reinvestment scope includes a series of building-wide upgrades designed to modernize the property and enhance daily operations, including:
- Lobby renovation
- Elevator cab modernization
- Parking garage enhancements
- New security systems
- Common area and hallway renovations
- A new tenant amenity space featuring a fully equipped training and conferencing center
The lease transaction for Rouse Frets Goss White was negotiated by Drew Harding, Tim Schaffer, and Sean Craven of AREA Real Estate Advisors, representing the Landlord. Colliers represented the tenant. This reinvestment adds to Price Brothers’ growing footprint on the Country Club Plaza, which includes ownership of Valencia Place, home to Lockton.
Their continued investment underscores long-term confidence in the Plaza’s office market and its evolving role within the Kansas City metro. Despite strong leasing momentum, approximately 17,000 square feet remain available on the third floor. For additional leasing information, contact AREA Real Estate Advisors.
