AREA Real Estate Advisors partnered with Wichita’s Jeff Lange, owner of Lange Real Estate, Site Box, Red Guard and several other companies, and Kansas City’s B12 Capital, in the development of south Wichita’s IronHorse Manufacturing Park back in 2019. In the original phase of the development, AREA collaborated with the ownership, general contractor, and architects to improve the design and layout for the new speculative buildings in the project. AREA was an integral part of this project in many different ways, including marketing material design for IronHorse; securing capital partners that have assisted in financing the project; plan and design review; and comprehensive lease review. AREA also worked with the city, the Economic Development Entities, and local attorneys to provide the best available tax incentives for the project.

In 2019, AREA leased the first 103,000 SF speculative building to Cosmic Pet, a company that supplies products to the Walmart’s and Bass Pro Shops of the world. The company expanded shortly after taking the space into an additional 100,000 SF of warehouse space, and later grew to a total of 300,000+ SF in the park.

Flash forward to 2023, and AREA’s relationship with Ironhorse continues. Aspen Funds of Overland Park purchased the remaining land in the development. The project just broke ground on the first 201,000 SF industrial warehouse building, with a plan for a second 140,000 SF building to follow.

With ample power in the building, a distribution or manufacturing company would be the likely user. However, the listing team does not want to limit the prospects and will entertain any candidate.
